A practical, data-led way to understand common area maintenance costs, review assumptions and bring clarity to society-level negotiations.
Build a bottom-up should-cost for common area maintenance, benchmark it against your quoted rate, and see the cost breakdown by head — all figures ex GST.
Enter the project identity, then search public brochures, marketing pages and approval sources. Review and edit any suggested values before continuing.
The app can auto-fill only when its research service is connected. It will look for public project-specific sources and leave fields editable.
Privacy: when you use this search, the project name and location you typed above are sent to our AI research provider to look up public information. Please do not enter personal details here. See our Privacy Policy.
Research findings are applied directly to the relevant fields in the following sections — unit structure, tower common area, amenities and location. Please review and edit the suggested values before continuing.
Enter either super area or covered area for each unit type. This sets the base area used to distribute the should-cost.
Tower-wise common area (lobbies, corridors, staircases per floor). Used to validate the loading % and, if you entered super area above without this, to estimate covered area.
Basements and other unallocated common areas — walkways, open-sky driveways, unallocated sporting zones, etc. Used to scale electricity, consumables and insurance defaults.
Enter count and size for each amenity present. Leave the annual cost blank and we will apply an indicative market benchmark (ex GST), or enter your actual vendor quote.
| Amenity | Count | Size | Your annual cost (₹) — optional |
|---|
Select yes/no for the following:
Used to pick default wage benchmarks for the workforce section below.
Headcount by role. Optionally enter your actual all-in monthly cost per employee (wages + PF/ESI/bonus + agency margin); if left blank, a benchmark for the state selected above is applied.
| Role | Headcount | All-in ₹ / employee / month (optional) |
|---|
Optional — enter actual annual figures where known. Anything left blank is estimated from the common area only (Section 2 + 3 areas, excluding each unit's own covered area) using indicative benchmarks.
Management company fee and administrative overhead, applied on the subtotal of all cost heads above.
The currently quoted or invoiced CAM + CAE rate, for comparison against the should-cost.
What the benchmarks applied to blank fields are grounded in, and where they are only practitioner estimates.
Minimum wage / workforce cost benchmarks
CAM charge structure & typical ranges
Amenity AMC unit rates (pools, lifts, STP, DG, fire, CCTV, etc.)
These per-unit AMC defaults are directional practitioner estimates built from typical facility-management market ranges — no single public source quotes them at this granularity, and actual tender/AMC pricing varies by vendor, scope (comprehensive vs non-comprehensive) and city. Replace each field with your own vendor quote or benchmark wherever you have one; that is the intent of keeping every rate editable.
Should-be CAM + CAE rate

Consent. Before you pay we ask you to accept this policy by ticking a box on the billing details form. Your consent is for the purposes in section 2 — taking payment, issuing your GST invoice and keeping tax records. It is free, specific and informed; you can decline, but then we cannot take payment, unlock your results or issue an invoice. You can withdraw consent at any time (section 9).
Other lawful uses. The DPDP Act also allows processing without separate consent in certain cases. We rely on this where we must keep invoice and accounting records to comply with Indian tax law, and for the security and fair-use measures that protect the Service.
We share personal data only with providers that help us run the Service, and only as needed. We do not sell personal data.
Some providers above, including OpenAI and our hosting provider, may process data on servers outside India. The DPDP Act permits this except to countries the Government of India may restrict by notification; we will follow any such restriction.
| Data | Retention |
|---|---|
| Invoice and billing records (name, GSTIN, address, state, email, payment references, amounts) | For the period tax and accounting law requires — generally six years from the due date of the annual GST return for the relevant year. Deleted or anonymised afterwards. |
| Consent record on the payment order | Kept with the payment record for the same period. |
| Calculator inputs and results | Not stored on our servers. They stay in your browser until you clear them (section 7). |
| Research search text | We keep no copy. The provider’s own retention applies (section 4). |
| Results-access record for your payment | Held in server memory for up to 24 hours after payment. |
| Technical and security logs, fair-use counters | Counters: about one hour, in memory. Hosting logs: for the short period our host retains them, no longer than needed for security and troubleshooting. |
| Emails and privacy requests | As long as needed to resolve your query and up to one year afterwards, unless the law requires longer. |
If you ask us to erase data we must keep by law, we will keep only what the law requires, restrict it to that purpose, and erase the rest.
We do not use advertising or analytics cookies. The Service stores a small amount of data in your own browser:
Please avoid ticking “remember” on a shared or public computer.
We protect personal data with encrypted connections (HTTPS), server-side payment verification, secrets kept out of the browser, restricted access to our systems and database, rate-limiting against abuse, and by never handling your card or bank details. No system is perfectly secure, so we also keep data collection small. If a personal data breach affects you, we will inform you and the Data Protection Board of India as the DPDP Act and Rules require.
Under the DPDP Act you have the right to:
How: email vnssolutions25@gmail.com with the subject “Privacy request” and tell us what you want. We may ask for details that let us verify the request is yours, such as your invoice number or payment ID. We aim to respond within 30 days and in any case within 90 days. You also have duties under the Act: give accurate information, do not impersonate anyone, and do not file false or frivolous complaints.
The Service is meant for adults. We do not knowingly collect personal data of anyone under 18. If you believe a child has given us personal data, email us and we will delete it.
If you have a concern about how we handle your personal data, please write first to our Grievance Officer at vnssolutions25@gmail.com. We will acknowledge and resolve your complaint within the time the DPDP Rules allow, which is no more than 90 days. If you are not satisfied, you may complain to the Data Protection Board of India once its complaint process is available to you under the Act.
We may update this policy, for example if we add a feature or the law changes. The version and effective date are shown at the top. If a change affects how we use your personal data, we will ask for your consent again where the law requires.
Results unlock: ₹1,000 + 18% GST = ₹1,180. A GST tax invoice is generated right after payment. Your payment also lets you adjust inputs and recalculate a few times within 24 hours. Add your GSTIN if you want to claim input tax credit.
